RENTAL PROGRAM


Managed by Samui Escapes, an optional comprehensive rental program has been designed for condo owners that ensures your investment is working for you around the clock. Let professionals maximize the potential of your property, while you simply enjoy it.


OVERVIEW OF SERVICES:

Property Advertising:  We will manage and promote short to long term rental of your unit via on-line bookings. Employ the services of commissionable travel agencies and reservation agents, real estate brokers, advertise, distribute brochures, market online via internet holiday rental portals, post rental signs or use such other means as it, in its sole discretion, deems advisable.

Airport Transfers:  Staff shall pick-up and drop-off at designated arrival and departure points on the island such as the Samui International Airport or ferry terminals.

Before Arrival of Owners or Tenants:  We shall check operation of air-conditioning units; main water pump; hot water shower units; under sink hot water unit; toilets are operational; gas cooker; fridge; TV and check the villa to ensure it is cleaned to the required standard.

Guest Service:  Manage guest services comparable with hotels and to ensure an overall customer satisfaction and brand reputation is maintained.

Arrival Introductions:  Welcome the occupier upon arrival; demonstrate use of equipment and appliances; answer any questions about the service and supply information about the island (an ‘Information Portfolio’ shall be provided in each property); provide additional linen service for each guest where required.

Property Security:  Regularly check that windows are closed and doors are locked when unoccupied and that there are no signs of unauthorised entry; villa exterior examined for weather related damage and interior checked for water leaks following heavy rain.  Any damage shall be reported to the owner by e-mail together with remedial action necessary and costs involved.

Maintenance:  Samui Escapes shall use its best efforts to rectify any faults to equipment/appliances during the owner’s or guest’s period of stay.  Furthermore, when unoccupied we shall arrange for periodic inspection of the property and report any work required in order to maintain the property in good condition, including supervision of repairs and maintenance to the villa upon instructions from the owner.

Book-keeping Service:  Provide the owner regular reports together with account details of rental income and expenditure with respect to the rental and management of the villa.

Rental Payments:  Samui Escapes shall receive payment for management and rental services listed above and to administer payment of rental income to owners which shall be split between the owners and Samui Escapes 70/30.

Owner Occupancy:  Owners and their direct families can stay up to 167 days a year free of rental charge. Please see the Rental Management Contract for details.
